Supported housing

If you would like to live at Orpheus, there are two choices of accommodation: Manor House and Centre Court. Our staff give students help and advice on benefits and tenancies to make the move to the Orpheus Centre go as smoothly as possible.

Our flats

We currently have 26 purpose built studio flats based on our site. Our ground floor flats are all wheelchair accessible ie. wide doors and level access, wetrooms, and the majority have hoists. We have some upstairs flats which are not accessible to wheelchair users, although there is access via a lift.

A full assessment is carried out on every potential new tenant to ensure that our flats meet the needs of the individual. Regular checks are done so that the flats are kept in a good state of repair, and adaptations made (if possible) as an individual’s independence increases.

We have a Maintenance Team on site to carry out any repairs needed.

Paying your rent

Help is given to each tenant moving into our flats to apply for housing benefit from Tandridge District Council.  A full benefit check is undertaken prior to move in to ensure that everything is in place to make sure that living in our flats is affordable.

What you need to supply

We supply the basic furniture in our flats. Our kitchens have ovens, fridges, and washing machines. The rooms have beds, desks and wardrobes.

We will give you a list of things you will need to purchase prior to moving in which will include things like cutlery, crockery, pots and pans, duvet, pillows etc. You can personalise your flat by putting pictures on the wall and bringing in your own belongings.

What else you need to pay for

Unfortunately Housing Benefit does not cover the costs of the utilities in your flat. Utilities are things such as electricity, water, and most importantly WiFi!  However, prior to moving in we will have completed a full benefit check  to ensure everything is affordable. You also need to pay for a TV licence if you wish to watch TV or any catch-up programmes.

Also, we insure our belongings in the flats, but you need to look at insuring your belongings whilst they are here.

Your tenancy

Expand

You will need to sign an Assured Shorthold Tenancy when you move into our flats. We will support you to understand the agreement and fully understand what you are signing.

We have regular Tenants Meetings - run by the Tenants, for the Tenants. At these meetings concerns are discussed, any faults reported and good practices shared.
